Why We’re Here

In 1985, the median price of a home in Nassau County was about three times household income. Today, it’s nearly six times annual salaries — pushing housing out of reach for many working families. As a result, only 44% of Nassau County’s workforce actually lives here, with thousands commuting 1.5 – 2 hours each way from Georgia, Jacksonville, and beyond.

These commutes aren’t just exhausting—they take workers away from their families, clog our roads with daily traffic, weaken community ties, and drain the local economy. Without action, we risk losing the teachers, first responders, and service professionals who keep Nassau County strong. That’s why Affordable Housing First is creating workforce rental housing designed for families earning less than 80% of the Area Median Income: safe, attainable homes that allow people to live where they work and serve.
