Housing Our Workforce.
Securing Our Future.
We are building affordable rental homes so Nassau County’s teachers,
police officers, first responders, and hospitality staff can live where they
serve.

our achievements
Why We’re Here
In 1985, the median price of a home in Nassau County was about three times household income. Today, it’s nearly six times annual salaries — pushing housing out of reach for many working families. As a result, only 44% of Nassau County’s workforce actually lives here, with thousands commuting 1.5 – 2 hours each way from Georgia, Jacksonville, and beyond.
These commutes aren’t just exhausting—they take workers away from their families, clog our roads with daily traffic, weaken community ties, and drain the local economy. Without action, we risk losing the teachers, first responders, and service professionals who keep Nassau County strong. That’s why Affordable Housing First is creating workforce rental housing designed for families earning less than 80% of the Area Median Income: safe, attainable homes that allow people to live where they work and serve.
What we do
Building Solutions, One Home at a Time
Affordable Housing First is developing a mixed multifamily neighborhood designed for essential workers and local families. When essential workers can live where they serve, neighborhoods thrive and connections grow.

Truly Affordable
Rent will never exceed 30% of a tenant’s income, ensuring families can live securely without being overburdened.

Quality Housing Options
Mixed multifamily housing with 1-, 2-, and 3-bedroom layouts to fit different family needs.

Reduced Commutes
By keeping essential workers closer to their jobs, we cut down long daily drives and give back hours of family time.

Strong Local Economy
When residents live where they work, they spend more locally—strengthening small businesses and keeping dollars in the community.
